RENTAL PROPERTY APPLICATIONS

APPLICATION PROCESS

At Perspective Property Management we would like to help you on your way to develop the best application you can. That is why we encourage you to prepare to apply by undertaking the following steps:

1. READ THE APPLICATION GUIDANCE BELOW BEFORE YOU COMPLETE YOUR APPLICATION.

2. GATHER THE FOLLOWING DOCUMENTS:

  • 100 points of ID
  • 2 most recent pay slips
  • A document with your current address
  • The name, email address and phone number for the Real Estate Agency, Property Manager or Landlord the last 1-2 properties you have lived in
  • If you are a property owner renting for the first time: Evidence of property ownership (rates or water notice)
  • Optional: Any written references you have from past rentals
  • Optional: Cover letter explaining who you are and why the property suits you

3. COMPLETE A TENANCY APPLICATION THROUGH THE LINK BELOW:

  • APPLICATION GUIDANCE

    Create a hard copy and electronic folder with the documents and information you will likely submit with an application. For example, have in hard copy and electronically the following:

    • 100 points of ID
    • 2 most recent pay slips
    • A document with your current address
    • The name, email address and phone number for the Real Estate Agency, Property Manager or Landlord the last 1-2 properties you have lived in
    • If you are a property owner renting for the first time: Evidence of property ownership (rates or water notice)
    • Optional: Any written references you have from past rentals
    • Optional: A cover letter with brief description of your previous rental history, your work, wages, family, likes, interests in the area

  • FIRST TIME RENTERS

    Include references from teachers, bosses or other community members; possibly offer a parental guarantor and offer to pay a little in advance if you can.


    Try and come to each inspection with a completed application. If this isn’t possible then submit your application as soon as possible after the inspection. We use 1Form as our application platform so this is a quick and painless exercise.


    Attend the inspection on time and well presented. If there is an opportunity to speak with the agent during the inspection then do so. If the agent is extremely busy then ask them when it would be a good time to give them a call to discuss the property.


    Follow up with the agent the following day to see if there is anything else you can provide with your application.

  • HOME OWNERS WITH NO RENTAL HISTORY

    If you are an owner of a property who doesn’t have a rental history and/or has moved from out of state or overseas then include a recent rates notice in your name or some other documentary evidence that you own your own home and this is why you don’t have rental history

  • ADVICE ON OPEN HOME ATTENDANCE

    Try and come to each inspection with a completed application. If this isn’t possible then submit your application as soon as possible after the inspection. We use 1Form as our application platform so this is a quick and painless exercise.

    Always be honest about your pet on your application


    Provide Pet References from previous Agents and Landlords


    Provide photos of your pet and copies of their vaccination history in your application supporting documentation
